Layover vs Full Tear-Off in Arizona

A layover (new shingles installed over old) is legal in Arizona on most homes if there's only one existing layer and the decking is sound. It's cheaper and faster.

But in Prescott we almost always recommend a full tear-off because:

  • The Arizona sun makes the old shingles brittle, and a layover traps that heat in.
  • You can't inspect the decking with the old shingles in the way.
  • A layover adds weight the trusses weren't built for if you stack too many layers.
  • Manufacturers won't honor full warranty on a layover.

If the math actually works for a layover, we'll tell you. Most of the time it doesn't.

  • Drone photos of every slope
  • Pull a few shingles in non-visible spots to check decking
  • Note attic ventilation and decking condition
  • Written estimate with both options if a layover is on the table
